Our home inspection report is very comprehensive and is filled out on-site. It will inform you of any visible defects and areas that may be of concern from the foundations to the roof.We will also estimate how urgently they need to be attended to.
List of Defects An estimation only of costs to rectify any defects found will also be included. You will be given the opportunity to meet the consultant at the property when the inspection has been carried out, or the report can be emailed or posted, the report will be available on the same day as inspection.To discuss any queries or concerns you have the consultant will contact you when he has finished if requested.
Confidentiallity All Home Inspection Service will only discuss the outcome of the building inspection with you, our client; it is for your information only. Any discussion with third parties will not be entered into.

Pre-Purchase
A pre-purchase building/home Inspection will give you an unbiased assessment of the structural soundness of the home. It will identify any existing or potential problem areas and give an overview. It will inform the potential purchaser if any major repairs are necessary.
A pre-purchase building/home Inspection is visual. There are some limitations as to what can be inspected. Areas that are concealed, not exposed to view, or inaccessible due to carpets, ceilings, floors, furnishings, walls, soil, or any other object or condition is not included in the inspection.
Important points to remember when having a pre-purchase building inspection are:
It is a visual inspection only
It is non-intrusive in nature
A pre-purchase building Inspection will include the condition of the home at the time of inspection
Please keep in mind that the inspector does not move objects to inspect.
Included in the report is an estimated cost of repairs to any defects found, the home Inspection takes approx three hours on site. All Home Inspection Service will contact the Real Estate Agents for arrangement of access.
Items included in a pre-purchase building report:
Sub floor inspection includes structural timbers, stumps, ventilation, rising damp, plumbing, electrical, base brick work.
Slab construction, condition report on concrete slab, which includes checking for rising damp, exposure of weep holes etc.
External building inspection includes cladding, window and door frames, landings, hand rails, decking, stairs, waste pipes, eave linings, down pipes, flyscreens, paint work, pergolas, verandas, porch, electrical switch board, hot water service, carport, garage.
Roof inspectionincludes, fascia timbers, spouting, roofing, flashings, vent and flue pipes, chimney flues.
